# Advertised nightly rate

> The Boogie Data API and MCP server are launching soon. Reports, fee calculators and methodology on this site are live now.

**Advertised nightly rate:** The price per night a short-term rental listing shows before cleaning fees, service fees, taxes and discounts for longer stays.

## How we measure it

We ask each listing for a quote on the first stay we can book from about 30 days after the start of the observation month, and again from about 90 days, and record the listed nightly rate in its currency.

## What it is not

It is an asking price, not what a guest paid, and not average daily rate (ADR), which needs booked revenue we do not see.

## Where it appears in the data

Field names as the API returns them; each dataset's page in the API lists the field's type and unit.

- `price_h90` in dataset `airbnb_depth_observations`
